# **Building Information Modeling (BIM): Transforming Construction**

BIM is revolutionizing how buildings are designed, constructed, and operated. Beyond 3D modeling, BIM enables clash detection, cost estimation, scheduling, and lifecycle management in a single integrated platform.

Building Information Modeling (BIM) is a digital representation of the physical and functional characteristics of a building. Unlike traditional 2D CAD drawings, a BIM model is an intelligent 3D model containing data about every element: materials, dimensions, specifications, cost, schedule, and performance characteristics. BIM is not just a technology. It is a process that changes how the entire project team collaborates.

## BIM Dimensions

| Dimension | What It Adds | Benefit |
| --- | --- | --- |
| 3D | Geometry and spatial relationships | Visualization, design coordination |
| 4D | Time (scheduling) | Construction sequence simulation, phase planning |
| 5D | Cost | Quantity takeoffs, cost estimation linked to model |
| 6D | Sustainability | Energy analysis, carbon tracking |
| 7D | Facility management | Operations and maintenance data for building lifecycle |

## Key BIM Capabilities for Construction

### Clash Detection

One of BIM's most immediately valuable features. When the architectural, structural, mechanical, electrical, and plumbing models are combined, the software automatically identifies physical conflicts (clashes) where elements occupy the same space.

> **Real Impact:** Without BIM, clashes are discovered during construction when a duct runs into a beam or a pipe conflicts with rebar. Each field clash costs $1,000 to $10,000+ to resolve (design change, field modification, delay, rework). A complex building can have hundreds of clashes. BIM finds them on screen before construction begins, when the cost of fixing them is a few minutes of modelling time.
### Quantity Takeoffs

Because every element in the model has attributes (material, size, specification), quantities can be extracted automatically and updated in real time as the design changes:

- Concrete volumes (by mix type, by element)
- Rebar tonnage (by size and type)
- Steel tonnage (by section and grade)
- Wall areas (by type and finish)
- Door and window schedules (automatic)
- MEP equipment lists and pipe/duct lengths

### 4D Scheduling

Linking model elements to the project schedule creates an animated construction simulation. The team can watch the building "build itself" on screen, revealing:

1. Spatial conflicts between trades (two trades need the same space simultaneously)
2. Logical sequencing errors
3. Access and laydown requirements at each phase
4. Temporary works planning (shoring, scaffolding, crane positions)

## BIM Software Ecosystem

| Software | Primary Use | Discipline |
| --- | --- | --- |
| Autodesk Revit | Model authoring | Architecture, Structure, MEP |
| Tekla Structures | Detailed structural modelling | Steel and concrete detailing |
| Navisworks | Clash detection, 4D simulation | Coordination |
| Solibri | Model checking, rule-based QA | Quality assurance |
| Synchro | 4D scheduling, construction planning | Scheduling |
| CostX / Cubicost | 5D quantity takeoff and estimating | Cost management |
| BIM 360 / ACC | Cloud collaboration platform | All disciplines |

---

## BIM Levels of Development (LOD)

LOD defines how much detail is included in a model element at each project phase:

| LOD | Description | Project Phase | Example (Column) |
| --- | --- | --- | --- |
| LOD 100 | Conceptual | Concept design | Symbol representing a column |
| LOD 200 | Approximate | Schematic design | Generic column with approximate size |
| LOD 300 | Precise geometry | Design development | Specific column size, material, location |
| LOD 350 | Coordination-ready | Construction documents | Column with connections, rebar, embeds |
| LOD 400 | Fabrication-ready | Fabrication/construction | Shop-drawing level detail |
| LOD 500 | As-built | Handover/operations | Field-verified, actual installed condition |

## BIM in Canada: Current State

- **Federal mandates:** Public Services and Procurement Canada (PSPC) has adopted BIM requirements for federal building projects
- **Provincial adoption:** Infrastructure Ontario encourages BIM but does not yet mandate it for all projects
- **Industry adoption:** Large general contractors and design firms widely use BIM. Smaller firms are adopting rapidly.
- **Standard:** The Canadian BIM Council (CanBIM) provides guidelines and certification programs

> **AVANORTH Direction:** We use BIM on all our commercial and institutional projects and are expanding its use into residential construction. BIM catches problems before they become expensive field issues, improves coordination between trades, and gives our clients a clear visual understanding of their project before the first shovel hits the ground.
