# **Concrete Polishing and Decorative Flooring Guide**

Polished concrete transforms plain grey floors into attractive, durable, low-maintenance surfaces. Understanding the polishing process, decorative options, and cost comparisons helps owners choose the right flooring system.

Polished concrete has grown from a niche industrial flooring into one of the most popular choices for commercial, institutional, and residential spaces. It transforms the structural concrete slab, which is already there and already paid for, into the finished floor. No additional flooring material is needed. The result is a surface that is extremely durable, easy to maintain, highly reflective (improving lighting efficiency), and available in a wide range of decorative finishes.

## The Polishing Process

Concrete polishing is a systematic process of progressively finer grinding steps, similar to sanding wood:

1. **Surface preparation (grinding):** Diamond-bonded tooling on a floor grinding machine removes the top layer of the slab (typically 1-3 mm). Initial grits are coarse (30-50 grit metal-bond diamonds). This exposes the aggregate (if desired) and levels the surface.
2. **Densifying (hardening):** A liquid chemical densifier (lithium silicate or sodium silicate) is applied. It penetrates the concrete pores and reacts to form calcium silicate hydrate, which fills the pores and hardens the surface by 30-50%. This is the key step that makes polished concrete durable.
3. **Polishing (progressive grits):** Resin-bond diamond tooling in progressively finer grits (100, 200, 400, 800, 1500, 3000) brings the surface to the desired sheen level.
4. **Sealing (optional):** A topical sealer or stain guard provides additional stain resistance.

## Finish Levels

| Level | Final Grit | Sheen | Appearance | Typical Use |
| --- | --- | --- | --- | --- |
| Ground / Honed (Level 1) | 100-200 | Flat / Matte | Smooth but non-reflective | Industrial, warehouse, back-of-house |
| Satin (Level 2) | 400 | Low sheen | Subtle light reflection | Retail, office, restaurant |
| Semi-polished (Level 3) | 800 | Medium sheen | Noticeable reflection, "wet look" | Showroom, lobby, high-end retail |
| High polish (Level 4) | 1500-3000 | Mirror-like | Strong reflection, glass-like surface | Luxury retail, gallery, feature floors |

## Decorative Options

### Exposed Aggregate

| Exposure Level | Grinding Depth | Effect |
| --- | --- | --- |
| Cream finish | Minimal (less than 1 mm) | Smooth, uniform surface. No aggregate visible. Paste colour only. |
| Salt and pepper | 1-2 mm | Fine aggregate (sand particles) exposed. Natural speckled appearance. |
| Medium aggregate | 2-3 mm | Small stone aggregate (6-10 mm) visible. Terrazzo-like appearance. |
| Full aggregate | 3-5+ mm | Large aggregate fully exposed. Bold, dramatic pattern. |

### Colour and Pattern

- **Integral colour:** Pigment added to the concrete mix before placement. Uniform colour throughout the slab depth.
- **Concrete dye:** Translucent acetone or water-based dye applied to the polished surface. Wide colour range. Can be combined for multi-colour designs.
- **Acid stain:** Reactive metallic salts create unique, variegated colour patterns (earth tones). Each floor is unique.
- **Scoring / saw-cut patterns:** Decorative saw cuts create patterns (tile simulation, geometric designs, logos). Can be filled with contrasting grout.

## Cost Comparison

| Flooring System | Installed Cost (CAD per sq ft) | Annual Maintenance Cost | Lifespan |
| --- | --- | --- | --- |
| Polished concrete (Level 2-3) | $4-8 | $0.10-0.25 | 25+ years (with periodic re-polishing) |
| VCT (vinyl composition tile) | $3-5 | $1.00-2.00 (strip, wax, buff cycle) | 10-15 years |
| Carpet tile (commercial) | $4-8 | $0.50-1.00 (cleaning, replacement) | 7-12 years |
| Porcelain tile | $8-15 | $0.15-0.30 | 20-30 years |
| Hardwood | $8-15 | $0.30-0.60 (refinishing every 5-7 years) | 20-30 years (with refinishing) |
| Epoxy coating | $3-8 | $0.20-0.50 | 5-10 years (in high-traffic commercial) |

> **Lifecycle Cost:** Over a 20-year period, polished concrete typically has the lowest total cost of any hard-surface flooring. The initial installation cost is mid-range, but annual maintenance costs are the lowest because polished concrete requires only dust mopping and occasional damp mopping. No stripping, waxing, or refinishing is needed.
> **AVANORTH Floors:** We specify polished concrete for many of our commercial projects because of the lifecycle value. We coordinate with the concrete contractor to ensure the slab is placed with the appropriate mix design (proper aggregate selection and consistent finishing) for the desired polished result. When we pour the concrete, we are already thinking about the finished floor.
