# **Drone Technology for Construction Site Surveying**

Drones are transforming construction site surveying, progress monitoring, and inspection. Understanding drone capabilities, regulatory requirements, and practical applications helps construction companies adopt this game-changing technology.

Unmanned Aerial Vehicles (UAVs/drones) have moved from novelty to essential construction tool in less than a decade. What once required expensive aerial photography or days of ground-level surveying can now be accomplished in hours with a drone. From initial site surveying to final as-built documentation, drones are faster, safer, and increasingly more accurate than traditional methods for many construction applications.

## Key Drone Applications in Construction

| Application | Traditional Method | Drone Advantage |
| --- | --- | --- |
| Topographic surveying | Total station / GPS crew (days) | Photogrammetry in hours, dense point cloud |
| Progress monitoring | Ground-level photos, manual tracking | Aerial overview every week, visual timeline |
| Volumetric measurement | Cross-section surveys (time-consuming) | 3D model calculates stockpile volumes in minutes |
| Roof/facade inspection | Scaffolding, boom lift, rope access | Camera gets close without risk to workers |
| Thermal imaging | Handheld IR camera (limited access) | Aerial thermal survey of entire building envelope |
| Marketing/documentation | Chartered helicopter | Fraction of the cost, on-demand |

## Drone Surveying: How It Works

### Photogrammetry Process

1. **Ground control points (GCPs):** Precisely surveyed markers placed on the site before the flight. These tie the aerial data to real-world coordinates. Minimum 5-6 GCPs for survey-grade accuracy.
2. **Flight planning:** Software (DJI Pilot, Pix4Dcapture, DroneDeploy) plans an automated grid flight pattern. Overlap between photos is critical: 75-80% frontal overlap and 65-70% side overlap.
3. **Image capture:** The drone flies the automated pattern, capturing hundreds or thousands of overlapping photos. Flight altitude determines resolution (lower = higher resolution).
4. **Processing:** Software (Pix4D, RealityCapture, Agisoft) processes the photos into:
   - Orthomosaic (geometrically corrected aerial photo)
   - Digital Surface Model (DSM/DTM)
   - 3D point cloud
   - Contour map
5. **Deliverables:** CAD-compatible files, volume calculations, cross-sections, overlay with design drawings

### Accuracy Comparison

| Method | Horizontal Accuracy | Vertical Accuracy | Data Density |
| --- | --- | --- | --- |
| Traditional ground survey | 3-5 mm | 3-5 mm | Points only (sparse) |
| Drone photogrammetry (with GCPs) | 20-30 mm | 30-50 mm | Millions of points (dense) |
| Drone with RTK/PPK | 10-20 mm | 15-30 mm | Millions of points (dense) |
| LiDAR drone | 10-20 mm | 10-20 mm | Very dense (sees through vegetation) |

> **Practical Note:** Drone survey accuracy of 20-50 mm is more than sufficient for earthwork quantities, progress tracking, and most construction applications. For property boundaries, building setbacks, and control networks, a traditional ground survey by an Ontario Land Surveyor (OLS) is still required.

## Canadian Drone Regulations

### Transport Canada Requirements

| Requirement | Basic Operations | Advanced Operations |
| --- | --- | --- |
| Pilot certificate | Basic (online exam) | Advanced (online exam + flight review) |
| Drone registration | Required | Required |
| Drone weight | 250g - 25kg | 250g - 25kg |
| Fly near people | Not allowed | Allowed (with conditions) |
| Controlled airspace | Restricted | Allowed (with NAV CANADA authorization) |
| Maximum altitude | 122 m (400 ft) AGL | 122 m (400 ft) AGL |
| Visual line of sight | Required | Required (BVLOS requires SFOC) |

For construction site use:

- **Advanced certificate recommended:** Construction sites have workers nearby, making Advanced Operations the appropriate classification
- **Site notification:** Notify site personnel before each flight, establish a safe landing zone
- **Weather limits:** Wind, rain, and snow limit operations. Most construction drones operate safely up to 35 km/h wind.
- **Insurance:** Aviation liability insurance is required and must be appropriate for the operation

## Choosing a Construction Drone

| Feature | Budget | Professional | Enterprise |
| --- | --- | --- | --- |
| Example | DJI Mini 4 Pro | DJI Mavic 3 Enterprise | DJI Matrice 350 RTK |
| Camera | 48 MP, 4K video | 56 MP, thermal option | Interchangeable (photo, thermal, LiDAR) |
| RTK positioning | No | Yes (cm-level accuracy) | Yes (cm-level accuracy) |
| Flight time | 34 min | 43 min | 55 min |
| Wind resistance | 38 km/h | 43 km/h | 54 km/h |
| Approx. cost (CAD) | $1,200 | $6,500 | $18,000+ |

> **AVANORTH Capability:** We use drone technology for site surveying, progress documentation, and building envelope thermal inspections. Our drone program includes licensed Advanced pilots, survey-grade photogrammetry with ground control, and weekly progress flights on major projects. The aerial perspective and data density have transformed how we plan, monitor, and document our construction projects.
