# **Green Roof Systems for Urban Buildings: Benefits and Installation**

Green roofs are living systems that provide stormwater management, energy savings, urban heat island reduction, and biodiversity in dense urban areas. Understanding system types and structural requirements is key to successful implementation.

A green roof (vegetated roof) replaces the conventional roof surface with a layered system of waterproofing, drainage, growing medium, and plants. In Canadian cities, where stormwater management, energy efficiency, and urban heat islands are growing concerns, green roofs offer a proven solution that addresses multiple challenges simultaneously.

> **Toronto Green Roof Bylaw:** Toronto was the first city in North America to mandate green roofs on new development. Buildings with a gross floor area greater than 2,000 sq m are required to include green roof coverage ranging from 20-60% of the available roof area, depending on building size.

## Green Roof Types

| Feature | Extensive | Semi-Intensive | Intensive |
| --- | --- | --- | --- |
| Growing medium depth | 60-150 mm | 150-300 mm | 300-1000+ mm |
| Weight (saturated) | 60-150 kg/sq m | 150-300 kg/sq m | 300-1000+ kg/sq m |
| Plant types | Sedums, mosses, grasses | Perennials, grasses, small shrubs | Trees, shrubs, perennials, lawns |
| Irrigation | Rarely needed | Occasional | Regular system required |
| Maintenance | 1-2 visits/year | 3-6 visits/year | Regular (like a ground-level garden) |
| Structural requirement | Often fits existing structures | Moderate upgrade needed | Significant structural capacity required |
| Cost (installed) | $15-$30/sq ft | $25-$50/sq ft | $40-$100+/sq ft |
| Accessibility | Maintenance access only | Limited pedestrian access | Full park-like use |

## Benefits of Green Roofs

### Stormwater Management

Green roofs are one of the most effective low-impact development (LID) measures for stormwater management in urban areas:

- **Retention:** Extensive green roofs retain 50-80% of annual rainfall, preventing it from entering the storm sewer system
- **Peak flow reduction:** During heavy rain events, green roofs delay and reduce peak runoff by 50-90%
- **Water quality:** Filtration through the growing medium removes pollutants from stormwater

### Energy Performance

| Season | Mechanism | Energy Savings |
| --- | --- | --- |
| Summer | Evapotranspiration cooling + insulation | 25-50% reduction in cooling energy for top floor |
| Winter | Additional insulation (when dry) | 10-25% reduction in heating energy for top floor |
| Year-round | Reduced temperature fluctuation | Extended roof membrane life (2-3x conventional) |

### Other Benefits

1. **Urban heat island reduction:** Green roofs lower surface temperature by 20-40 degrees C compared to conventional dark roofs
2. **Biodiversity:** Habitat for pollinators, birds, and beneficial insects in dense urban areas
3. **Air quality:** Plants filter particulate matter and absorb CO2
4. **Noise reduction:** Growing medium absorbs sound (up to 8 dB reduction)
5. **Amenity space:** Intensive green roofs provide usable outdoor space in dense urban settings
6. **Property value:** Studies show 2-6% increase in property value with green roofs

## Layer System (from bottom to top)

1. **Structural deck:** Concrete slab or steel deck (must support the saturated weight of the entire system plus live loads)
2. **Vapour barrier:** Prevents moisture migration into the roof assembly from below
3. **Insulation:** Rigid insulation (XPS or polyiso) providing thermal resistance
4. **Waterproofing membrane:** The most critical layer. Must be root-resistant and watertight. Modified bitumen (SBS), PVC, or TPO with root barrier.
5. **Root barrier:** Additional polyethylene or HDPE sheet (if membrane is not root-tested)
6. **Drainage layer:** Dimpled plastic sheet or granular drainage material that removes excess water while holding some moisture
7. **Filter fabric:** Geotextile that prevents fine growing medium from clogging the drainage layer
8. **Growing medium:** Engineered mineral-based substrate (not soil). FLL-compliant blends of expanded shale/clay, pumice, compost, and sand.
9. **Vegetation:** Plant species selected for the climate, exposure, and system depth

## Structural Considerations

> **Weight is Everything:** A saturated extensive green roof weighs 100-150 kg/sq m (20-30 psf). A saturated intensive green roof can weigh 500-1000 kg/sq m (100-200 psf). Most existing buildings can accommodate an extensive green roof with minimal or no structural upgrades. Intensive green roofs on existing buildings almost always require structural reinforcement.
### Design Loads

| Component | Typical Weight (saturated) |
| --- | --- |
| Drainage layer (25mm) | 5-10 kg/sq m |
| Filter fabric | 0.3 kg/sq m |
| Growing medium (100mm extensive) | 80-120 kg/sq m |
| Vegetation (sedums) | 10-20 kg/sq m |
| Ponded water (during heavy rain) | 10-30 kg/sq m |
| **Total (extensive, 100mm)** | **105-180 kg/sq m** |

## Plant Selection for Ontario

Green roof plants must survive extreme conditions: drought, heat, cold, wind, shallow substrate, and limited nutrients. For extensive green roofs in Ontario (Zone 5-6):

- **Sedums:** The backbone of extensive green roofs. Over 400 species and cultivars. Drought-tolerant, cold-hardy, low-growing.
- **Native grasses:** Little bluestem, prairie dropseed, blue grama. Add vertical interest and biodiversity.
- **Native wildflowers:** Black-eyed Susan, wild bergamot, butterfly milkweed. Support pollinators.
- **Alliums:** Chives, nodding onion. Hardy, low-maintenance, pollinator-friendly.

> **AVANORTH Experience:** We have installed green roof systems on commercial and institutional buildings across Ontario. Success depends on three things: a properly engineered waterproofing system, an adequate structural evaluation, and plant species proven for the local climate. We partner with green roof specialists who understand the full system from membrane to meadow.
