# **How Proper Drainage Protects Your Foundation**

Water is the number one enemy of foundations. Proper drainage systems direct water away from your building, preventing costly structural damage over time.

## Water: The Silent Foundation Destroyer

More foundation problems in Ontario are caused by water than by any other factor. Soil movement, cracking, settlement, and heaving are all frequently linked to poor water management around buildings. Water that pools near a foundation can saturate the soil, increase hydrostatic pressure against basement walls, contribute to frost heaving, and eventually find its way inside.

The good news is that most water-related foundation problems are preventable through proper drainage design and construction.

## Surface Drainage: The First Line of Defence

Surface drainage is the simplest and most cost-effective component of foundation protection:

- **Grading:** The ground around a building should slope away from the foundation at a minimum grade of 5 percent (roughly 15 centimetres of drop over the first 3 metres). This slope directs rainwater and snowmelt away from the building before it can reach the foundation wall.
- **Swales:** Shallow, grass-lined channels that collect and redirect surface water around the building. Effective for managing runoff on larger lots or sloped properties where grading alone is insufficient.
- **Downspout extensions:** Roof drainage from gutters must be directed well away from the foundation. Downspouts should discharge at least 1.8 metres (6 feet) from the building. Better yet, connect downspouts to underground leaders that carry water to the storm sewer or a dry well.

## Foundation Drainage (Weeping Tile)

Below-grade drainage intercepts groundwater before it reaches the foundation wall and footing:

- **Perimeter drain (weeping tile):** A perforated pipe installed at the base of the foundation footing, surrounded by clean, washed gravel wrapped in geotextile filter fabric. This system collects water that percolates through the soil and directs it to a sump pit or the municipal storm sewer.
- **Interior weeping tile:** In existing buildings where exterior drainage cannot be easily improved, an interior perimeter drain can be installed inside the basement, under or along the slab edge. Water is collected and pumped out via a sump pump.
- **Sump pump system:** The sump pit collects water from weeping tile systems. A submersible pump activates when the water reaches a set level and pumps it to the municipal storm system or to grade. Battery backup or water-powered backup pumps are recommended because power outages during storms are common.

## Foundation Waterproofing

Drainage and waterproofing work together. Drainage removes the bulk of the water; waterproofing handles what drainage cannot:

- **Dampproofing:** A spray-on or trowel-applied asphalt coating that resists moisture vapour migration through the concrete wall. This is the minimum code requirement for residential construction. Dampproofing is not waterproofing; it cannot resist hydrostatic water pressure.
- **Waterproofing membranes:** Rubberized asphalt or thermoplastic sheet membranes applied to the exterior of the foundation wall. These provide a continuous, waterproof barrier that bridges small cracks. Required where the water table is at or above the footing level.
- **Drainage board:** Dimpled plastic sheets installed over the waterproofing membrane. The dimples create an air gap that allows water to drain down the wall to the weeping tile. The board also protects the membrane from backfill damage.

## Window Well Drains

Basement window wells are a common entry point for water if not properly drained. Each window well should have a gravel bed at the bottom connected to the perimeter drainage system. Window well covers prevent direct rainwater entry while still allowing natural light and emergency egress.

## Common Drainage Mistakes

- Backfilling with native clay soil instead of granular material: clay holds water against the foundation wall
- Grading that slopes toward the building: often occurs when landscaping is done after construction without checking grades
- Disconnected or crushed weeping tile: settlement or construction activity can damage the drain pipes
- No sump pump backup: when the power goes out during a heavy rain, the basement floods
- Downspouts discharging at the foundation wall: negates the benefit of the roof drainage system

At AVANORTH, we install and inspect drainage systems on every project. A well-drained foundation is a dry foundation, and a dry foundation lasts. This is one area where doing it right the first time saves enormous cost and frustration over the life of the building.
