## Why Your Choice of Contractor Matters

Your general contractor is the single most important hiring decision you will make on any construction project. This person or company manages your budget, coordinates all subcontractors, handles scheduling, communicates with inspectors, and ultimately determines whether your project is delivered on time, on budget, and to the quality you expect.

In the Greater Toronto Area, finding a qualified contractor can be especially challenging. The construction market is booming, and not every company offering services has the experience, insurance, or track record to deliver consistently. Here is how to separate the professionals from the rest.

## Verify Licensing and Insurance

Before anything else, confirm these non-negotiable requirements:

- **Business registration:** The contractor should be a registered business entity in Ontario, with a valid HST number.
- **WSIB clearance:** The Workplace Safety and Insurance Board clearance certificate confirms the contractor carries worker compensation coverage. Without it, you could be liable for worker injuries on your property.
- **General liability insurance:** A minimum of 2 million dollars in commercial general liability insurance is standard. For larger projects, 5 million is preferable.
- **Professional membership:** While not legally required, membership in organizations like the Ontario General Contractors Association (OGCA) or local builders associations indicates professionalism.

## Review Past Work and References

Ask to see completed projects similar to yours in scope and budget. A contractor who specializes in high-rise commercial work may not be the best choice for a custom home renovation, and vice versa.

Request three to five references from recent projects and actually call them. Ask specific questions:

- Was the project completed on time and within budget?
- How did the contractor handle unexpected issues or changes?
- Were they responsive to communication?
- Would you hire them again?
- Were there any warranty issues after completion?

## Get Multiple Quotes, But Do Not Just Pick the Cheapest

Obtain at least three detailed quotes for your project. A proper quote should be broken down by trade and material, not just a single lump-sum number. This allows you to compare apples to apples.

If one quote is significantly lower than the others, that is a red flag, not a bargain. It usually means corners will be cut on materials, the contractor has underestimated the scope, or they plan to charge for extras later.

## Understand the Contract Before Signing

A professional contractor will present a clear, written contract that includes:

- Detailed scope of work
- Total price with payment schedule tied to milestones
- Start and projected completion dates
- Allowance and contingency provisions
- Change order procedures and pricing
- Warranty terms
- Insurance and WSIB certificates attached

Never sign a contract that is vague about scope or that requires a large upfront deposit. A typical payment structure is 10 percent on signing, with the remainder tied to completion milestones.

## Communication Style Matters

Pay attention to how the contractor communicates during the quoting phase. If they are slow to return calls, vague in their answers, or dismissive of your questions before you have hired them, it only gets worse once the project starts.

The best contractors are proactive communicators who provide regular updates, document progress with photos, and address concerns promptly. This is one area where personal fit matters as much as technical competence.

## Red Flags to Watch For

- No written contract or reluctance to put details in writing
- Demanding large cash deposits upfront
- No WSIB clearance or liability insurance
- Cannot provide recent references
- Pressure to start immediately without proper planning
- No physical office or permanent address

At AVANORTH, we understand that choosing a contractor is a significant commitment. We provide transparent quotes, detailed contracts, and open communication from the first meeting. Our portfolio of completed projects in the Greater Toronto Area speaks to the quality and reliability our clients expect, and we are always happy to provide references upon request.
