# **How to Prepare Your Property for Spring Construction**

Spring is peak construction season in Canada. Proper property preparation before the crew arrives saves time, prevents delays, and sets the project up for a smooth start.

## Get Ahead of Construction Season

In Ontario, the spring construction window opens in late March to mid-April, depending on frost and soil conditions. This is when most residential renovation, addition, and new build projects begin. Contractors are at their busiest, and any delays caused by site preparation oversights push your project back into an increasingly packed schedule. Preparing your property before the crew arrives demonstrates readiness and allows work to begin on day one.

## Survey and Documentation

Before construction begins, gather and review these documents:

- **Property survey:** An up-to-date survey showing property boundaries, easements, setbacks, and existing structures. If you do not have a current survey, order one from a licensed Ontario Land Surveyor. The survey is essential for permit applications, setback verification, and avoiding encroachment on neighbouring properties or municipal right-of-way.
- **Building permits:** Confirm that all required building permits have been issued. In Ontario, permits are required for new construction, additions, structural alterations, plumbing changes, HVAC changes, and demolition. Apply early because permit processing times in the GTA can range from 4 to 12 weeks during peak season.
- **Utility locates:** Request utility locates through Ontario One Call (1-800-400-2255 or ontarioonecall.ca) at least 5 business days before any excavation. This is a legal requirement. Ontario One Call coordinates locates for underground gas, electricity, telecommunications, water, and sewer utilities. The locates are valid for 60 days and must be renewed if work has not started.

## Site Access

The construction crew needs reliable, unobstructed access to the work area:

- **Driveway and access route:** Ensure the driveway and any access routes are clear of vehicles, recreational equipment, and debris. If heavy equipment (excavators, concrete trucks) needs access, confirm that the driveway or access route can support the weight. Concrete trucks weigh up to 30,000 kg when fully loaded.
- **Gate access:** If the work is in the backyard or requires access through a gate, the gate opening must be wide enough for equipment and material delivery. A standard wheelbarrow requires 0.9 metres; a mini-excavator requires 1.2 to 1.5 metres; and a skid-steer requires 1.8 metres. Temporary fence panel removal may be necessary.
- **Parking:** Provide a designated parking area for the crew's vehicles that does not block material deliveries or equipment access. Discuss parking arrangements with your contractor before the first day.

## Clearing and Protection

- **Move or protect landscaping:** Transplant or protect any plants, shrubs, or trees that are in or near the work zone. Construction traffic compacts soil and damages root zones. Protective fencing around trees (at the drip line) prevents root zone compaction. Landscape items that cannot be relocated should be discussed with your contractor for protective measures.
- **Remove personal items:** Clear patio furniture, barbecues, play equipment, garden ornaments, and any other personal items from the work area. Things get damaged, dusty, and in the way during construction.
- **Protect adjacent areas:** If the work is an addition or renovation, areas of the home adjacent to the construction zone should be protected with plastic sheeting and dust barriers. The contractor will typically handle interior protection, but removing fragile or valuable items from adjacent rooms before work begins is the homeowner's responsibility.

## Neighbours and Municipal Requirements

- Inform your immediate neighbours about the upcoming construction: expected start date, typical work hours (7:00 AM to 7:00 PM per most municipal noise bylaws), and the general scope of work. Good neighbour relations prevent complaints and bylaw officer visits.
- Check municipal requirements for temporary structures (construction trailer, portable toilet, waste bins). Some municipalities require permits for dumpsters or construction trailers placed on public property or road allowances.
- Post the building permit in a visible location at the front of the property, as required by Ontario law.

## Temporary Services

- **Temporary power:** New construction sites require a temporary electrical service (typically 100-amp) installed by a licensed electrical contractor and inspected by the Electrical Safety Authority (ESA). Your contractor will arrange this, but it takes time to install and connect.
- **Water:** Confirm that the construction crew has access to water for concrete mixing, dust suppression, and general use. For new builds, a temporary water connection or water delivery may be needed.
- **Waste removal:** A construction waste bin (typically 10 to 20 cubic yard roll-off bin) should be on site before demolition or construction begins.

At AVANORTH, we provide every client with a pre-construction checklist specific to their project. We handle the permits, utility locates, and temporary service arrangements, but homeowner preparation of the property and coordination with neighbours makes the critical first days of construction productive rather than chaotic.
