# **HVAC System Selection for Commercial Buildings**

Choosing the right HVAC system affects occupant comfort, energy costs, and building flexibility for decades. Understanding the options helps owners and designers make informed decisions for commercial projects.

The HVAC (heating, ventilation, and air conditioning) system is typically the largest energy consumer in a commercial building, accounting for 40-60% of total energy use. It is also the system that most directly affects occupant comfort and, by extension, productivity. The choice of HVAC system is one of the most consequential decisions made during design, because the system will operate for 15-25 years and its infrastructure (ductwork, piping, equipment rooms) is expensive to change after construction.

---

## System Types Overview

| System | How It Works | Best For | Efficiency |
| --- | --- | --- | --- |
| Rooftop unit (RTU) | Self-contained HVAC unit on the roof. Supplies heated/cooled air through ductwork. | Single-storey commercial, retail, warehouses | Moderate (14-18 SEER for cooling) |
| Variable refrigerant flow (VRF) | One or more outdoor condensing units connected to multiple indoor fan coil units via refrigerant piping. Simultaneous heating and cooling in different zones. | Multi-storey office, hotels, mixed-use | High (20-28 SEER equivalent) |
| Chilled water + boiler | Central chiller plant produces chilled water; boiler produces hot water. Water piped to air handling units throughout the building. | Large buildings (>50,000 sq ft), hospitals, campuses | High (varies by equipment) |
| Water-source heat pump | Individual heat pump units in each zone connected to a common water loop. Heat rejected to a cooling tower or absorbed by a boiler as needed. | Multi-tenant office, condos, hotels | High (individual zone control) |
| Dedicated outdoor air system (DOAS) + radiant | DOAS handles ventilation (fresh air); radiant ceiling or floor panels handle heating/cooling. | High-performance buildings, hospitals, labs | Very high (radiant is efficient, DOAS uses energy recovery) |

---

## Key Selection Factors

### Building Type and Zoning

| Building Type | Zone Characteristics | Recommended System |
| --- | --- | --- |
| Open-plan office | Large open areas, uniform load | RTU (single storey) or VAV (multi-storey) |
| Multi-tenant office | Many small zones, individual control needed | VRF or water-source heat pump |
| Hotel | Individual room control, quiet operation required | VRF (fan coils) or water-source heat pump |
| Restaurant | High kitchen exhaust, variable occupancy | RTU with makeup air, dedicated kitchen exhaust |
| Warehouse | Large volume, low occupancy, loading dock infiltration | Gas-fired unit heaters or radiant tube heaters |

### First Cost vs. Operating Cost

> **Lifecycle Perspective:** HVAC operating cost over a 20-year lifespan typically exceeds the initial equipment cost by 3-5x. A system that costs $100,000 more upfront but saves $15,000/year in energy costs pays for itself in under 7 years and then delivers $15,000/year in savings for the remaining 13+ years. Always evaluate HVAC options on lifecycle cost, not first cost alone.

## Variable Refrigerant Flow (VRF)

VRF has become one of the fastest-growing commercial HVAC technologies in North America because of its flexibility and efficiency:

### Advantages

- **Zone control:** Each indoor unit is independently controlled. Heating and cooling can occur simultaneously in different zones (heat recovery VRF).
- **Efficiency:** Inverter-driven compressors modulate capacity from 10-100%, matching output precisely to the load. Energy savings of 20-40% compared to conventional RTU systems.
- **Compact:** Refrigerant piping (small diameter copper) replaces large ductwork, saving building volume and floor-to-floor height.
- **Quiet:** Indoor units produce 25-35 dBA, much quieter than ducted systems.

### Limitations

- **Refrigerant charge:** VRF systems contain a large volume of refrigerant. Leak detection and management are critical (Ontario Building Code and ASHRAE 15 set limits on refrigerant in occupied spaces).
- **Ventilation:** VRF provides heating/cooling only, not ventilation. A separate DOAS (dedicated outdoor air system) is needed for fresh air.
- **Service:** Requires technicians trained specifically in VRF diagnosis and repair.

## Energy Recovery Ventilation

Regardless of the primary HVAC system, energy recovery ventilation (ERV or HRV) should be included in every commercial building:

1. **Heat recovery:** Transfers heat from the exhaust air stream to the incoming fresh air, reducing heating load by 60-80%
2. **Moisture recovery (ERV):** Transfers moisture as well as heat, maintaining indoor humidity without additional humidification equipment
3. **Code requirement:** ASHRAE 90.1 and the National Energy Code require energy recovery on systems with significant outdoor air volumes

> **AVANORTH HVAC:** We coordinate HVAC design with the building architect and envelope consultant from the earliest design stage. A well-insulated, airtight building envelope reduces the HVAC capacity needed, allowing us to specify smaller, more efficient equipment. We favour VRF systems for multi-zone buildings because of the zone control and energy savings. Every commercial project includes energy recovery ventilation. We design for lifecycle value, not just first cost.
