# **Mixed-Use Development: Blending Residential and Commercial Spaces**

Mixed-use buildings combine residential, commercial, and sometimes institutional uses in a single development. Learn why they are reshaping Canadian urban planning.

## What Is Mixed-Use Development?

Mixed-use development combines two or more land uses, typically residential and commercial, within a single building or integrated development. The most common configuration is retail or office space on the ground floor with residential units above. More complex mixed-use projects may include hotels, entertainment venues, institutional uses, and public amenity spaces.

Mixed-use is not a new concept. Before modern zoning separated land uses in the early 20th century, most urban buildings naturally combined living space above shops and workshops. Today's mixed-use movement is in many ways a return to this traditional urban form, enhanced by modern building technology and design.

## Why Mixed-Use Is Growing

Several trends are driving the growth of mixed-use development across Canada:

- **Transit-oriented development:** Provincial and municipal planning policies encourage higher-density, mixed-use development near transit stations. Ontario's Places to Grow Act specifically targets intensification around GO Transit stations and subway hubs.
- **Housing supply pressure:** Canada's housing crisis requires more units in less space. Mixed-use buildings add residential density while maintaining street-level retail and services that communities need.
- **Walkability demand:** Surveys consistently show that Canadians, especially younger demographics, prefer neighbourhoods where daily needs are within walking distance. Mixed-use development creates these walkable environments.
- **Economic viability:** Combining uses on a single site creates multiple revenue streams. Commercial rents on ground floors often exceed the residential income that the same space would generate, strengthening the overall project economics.

## Construction Considerations

Building mixed-use presents unique construction challenges compared to single-use buildings:

- **Structural design:** Commercial ground floors typically require higher floor-to-ceiling heights (4.5 to 5 metres) and larger column-free spans than residential floors above. This often means a structural transfer at the podium level, where heavier loads from residential walls above are redirected to wider-spaced columns below.
- **Acoustic separation:** The wall and floor assemblies between commercial and residential uses must achieve higher sound transmission class (STC) ratings than assemblies within a single use. A restaurant or gym below residential units requires especially robust acoustic isolation.
- **Mechanical systems:** Commercial and residential uses have different ventilation, heating, cooling, and exhaust requirements. Restaurants generate cooking exhaust and odours that must be managed through dedicated exhaust systems routed away from residential windows and balconies.
- **Fire separation:** Different use groups have different fire code requirements. The floor assembly separating commercial from residential is required to have a minimum 1-hour fire resistance rating, and in many configurations 2 hours.
- **Separate access:** Residential and commercial portions typically require separate entrances, lobbies, elevators, and stairwells. Residential security requires controlled access that does not impede commercial customer flow.

## Parking and Access

Parking is often the most challenging aspect of mixed-use design:

- Commercial tenants need customer-accessible parking during business hours
- Residential tenants need secure, assigned parking
- Shared parking ratios can reduce total parking required (commercial peaks during the day, residential at night)
- Municipalities are increasingly allowing reduced parking or zero parking for mixed-use near transit

## Common Mixed-Use Configurations

- **Podium style:** 2 to 4 storey commercial or parking podium with a residential tower above. The most common form in the GTA for mid-rise and high-rise projects.
- **Vertical mixed-use:** Different uses stacked on different floors. Working well in smaller buildings where the footprint does not support a tower-podium form.
- **Horizontal mixed-use:** Different uses in adjacent buildings on the same site connected by shared outdoor spaces and amenities. Common in larger campus-style developments.
- **Live-work units:** Individual units designed for both residential living and home-based business. Popular with creative professionals and small business owners.

## The Future of Mixed-Use in Ontario

Mixed-use development will continue to grow as Ontario addresses its housing supply challenges. The provincial government's push for transit-oriented communities, combined with municipalities allowing greater density near transit, means that mixed-use will be the dominant form of urban development in the GTA for decades to come.

At AVANORTH, we build mixed-use projects that serve both the commercial tenants and the residential occupants. Getting the details right, the acoustic separation, the separate access, the ventilation design, the parking logistics, is what makes a mixed-use building successful. We bring the technical expertise to make these complex projects work.
