## What Is Modular Construction?

Modular construction is a process where individual building sections, called modules, are manufactured in a controlled factory environment and then transported to the building site for assembly. Unlike traditional stick-built construction where everything happens on-site and is subject to weather and scheduling variables, modular building moves the majority of work indoors.

This approach is gaining momentum across Canada, particularly for multi-unit residential buildings, hotels, student housing, and healthcare facilities where repetitive floor plans make modular assembly highly efficient.

## Types of Modular Systems

There are two primary categories of modular construction:

- **Volumetric modular:** Complete three-dimensional room modules are built in the factory, including walls, floors, ceilings, mechanical systems, electrical wiring, plumbing, and even finishes like paint and flooring. These modules are stacked and connected on-site. Think of it as building a room in a factory and shipping it to the site.
- **Panelized construction:** Flat panels (walls, floors, roof sections) are produced in the factory and assembled on-site. This approach offers more flexibility in architectural design while still capturing factory efficiency.

## Speed Advantage

The most compelling benefit of modular construction is speed. Because site preparation and foundation work happen simultaneously with factory production, the total project timeline can be reduced by 30 to 50 percent compared to traditional methods.

For example, a 12-storey student residence that would traditionally take 18 to 24 months can be completed in 10 to 14 months using volumetric modular construction. The modules arrive at the site pre-finished, and the stacking and connection process moves remarkably fast.

## Quality and Consistency

Factory environments offer advantages that construction sites cannot match:

- Climate-controlled production protects materials from weather damage
- Standardized jigs and assembly stations ensure dimensional accuracy
- Quality inspections happen at each production stage
- Skilled labour works in comfortable, well-lit conditions year-round
- Materials are stored indoors, eliminating site theft and vandalism

The result is a product that often exceeds the quality of site-built equivalents, with tighter tolerances with fewer defects.

## Cost Considerations

The economics of modular construction are not always straightforward. While the per-module cost may be comparable to site-built equivalents, the savings come from:

- Shorter construction schedules reducing financing costs
- Less on-site labour and fewer weather delays
- Reduced material waste (factory cuts are optimized by computer)
- Earlier occupancy generating revenue sooner

However, transportation costs for large modules can be significant, particularly for remote sites. The factory also needs to be within reasonable trucking distance, typically within 500 kilometres.

## Challenges and Limitations

Modular construction is not without its challenges:

- **Design constraints:** Module sizes are limited by highway transportation regulations. Maximum widths are typically 4.3 metres, and heights are limited by bridge clearances.
- **Connection design:** The joints between modules must be engineered for structural continuity, fire separation, and acoustic performance.
- **Code compliance:** In Ontario, modular buildings must meet the same Ontario Building Code requirements as site-built structures. Factory inspection programs require careful management.
- **Public perception:** Some buyers still associate modular with low quality, though this perception is changing as high-profile projects demonstrate otherwise.

## Modular Construction in Ontario

Several notable modular projects are underway or recently completed in Ontario, including affordable housing initiatives in Toronto and student residences in university towns. The federal government's housing strategy has also identified modular construction as a key tool for accelerating housing supply.

At AVANORTH, we are watching this space closely. While not every project is suited for modular construction, the technology offers real advantages for the right building types. Understanding when modular is appropriate and when traditional methods are better is part of the value we bring to every project discussion.
