# **Open-Concept Living: Structural Considerations and Load-Bearing Walls**

Removing walls to create open-concept spaces is one of the most popular renovation requests. But not every wall can come down. Here is how to approach it safely.

## The Open-Concept Demand

Open-concept floor plans dominate residential design trends in Canada. Homeowners want kitchens that flow into living rooms, dining areas without partition walls, and sightlines that make homes feel larger. It is the most common renovation request contractors receive in the Greater Toronto Area.

But behind every wall removal is a structural question: is this wall holding something up? The answer determines whether your renovation is a straightforward project or one requiring serious engineering.

## How to Identify a Load-Bearing Wall

Load-bearing walls carry weight from the structure above down to the foundation. They are part of the building's structural system. Removing one without proper support is dangerous and can cause floors to sag, ceilings crack, and in extreme cases, partial collapse.

Signs that a wall may be load-bearing include:

- The wall runs perpendicular to the floor joists above
- The wall sits directly above a foundation wall or beam in the basement
- The wall continues from the basement through to the roof on multiple floors
- The wall is thicker than standard partition walls
- The wall supports a beam or header at its top

However, visual inspection alone is not reliable. A structural engineer should always verify whether a wall is load-bearing before any removal work begins.

## The Engineering Solution: Beams and Headers

When a load-bearing wall needs to be removed, the loads it carries must be transferred to an alternative path. This is typically done with a structural beam:

- **Steel beams (W-shapes or HSS):** The most common solution for longer spans. Steel provides high strength in a compact profile, minimizing the depth of the beam visible below the ceiling.
- **Engineered wood beams (LVL, PSL):** Laminated veneer lumber and parallel strand lumber can handle moderate loads and are easier to work with than steel. They can be stained or painted to match the ceiling.
- **Flush beams:** In some cases, the beam can be recessed into the floor structure above so it sits flush with the ceiling. This creates a clean, seamless look but requires careful engineering to ensure adequate depth.

The beam must be supported at each end by posts that transfer the load down to the foundation. These posts may be concealed within remaining wall sections or finished columns.

## The Process

A properly executed load-bearing wall removal follows these steps:

1. **Structural assessment:** An engineer inspects the wall, reviews the building's framing, and determines what loads are being carried.
2. **Engineering design:** The engineer designs the replacement beam, specifying size, material, connection details, and post locations.
3. **Building permit:** In Ontario, removing a load-bearing wall requires a building permit with stamped structural drawings.
4. **Temporary shoring:** Before any demolition, temporary supports are installed to carry the loads while the permanent beam is being installed.
5. **Wall removal and beam installation:** The wall is carefully removed, and the new beam and posts are installed according to the engineered drawings.
6. **Inspection:** The building inspector verifies the installation matches the approved drawings before the work is concealed.
7. **Finishing:** Drywall, paint, and any floor patching complete the renovation.

## Common Mistakes to Avoid

- **Skipping the engineer:** Never remove a wall based on a contractor's visual assessment alone. Engineering is required by code and essential for safety.
- **Inadequate temporary shoring:** Insufficient temporary support during construction can cause immediate structural damage.
- **Undersized beams:** Using a smaller beam than specified to save money or reduce visual impact compromises structural safety.
- **Missing posts or inadequate foundations:** The beam is only as good as what supports it. Posts need proper footings underneath.

## Cost Expectations in Ontario

For a typical load-bearing wall removal in a residential home:

- Structural engineering: 800 to 2,000 dollars
- Building permit: 200 to 500 dollars
- Construction (beam, posts, finishing): 5,000 to 15,000 dollars depending on span length and complexity

At AVANORTH, we handle load-bearing wall removals routinely. Our process always starts with proper engineering because the safety and longevity of your home depend on getting this right the first time.
