# **Parking Structure Design: Key Engineering Considerations**

Parking structures face unique engineering challenges: heavy live loads, vehicle traffic wear, salt exposure, and water infiltration. Proper design and detailing are essential for long-term performance.

## More Than Just Floors and Ramps

Parking structures are among the most demanding building types in terms of engineering requirements. Unlike occupied buildings where the structure is protected by a weathertight envelope, parking structures are intentionally open to air circulation (for exhaust ventilation) and are directly exposed to vehicles carrying road salt, water, and debris. A parking structure that looks simple is actually a complex engineering challenge that demands careful attention to structural design, drainage, waterproofing, durability, and maintenance planning.

## Structural Design

Parking structure floor systems must accommodate:

- **Live loads:** The Ontario Building Code specifies a minimum live load of 2.4 kPa for passenger vehicle areas and 12.0 kPa for areas accommodating trucks or buses. These loads are significantly higher than typical office or residential floor loads.
- **Moving loads:** Vehicles create dynamic impact loads as they drive over the floor, particularly at speed bumps, ramps, and transitions between levels. The structural design must account for these impact factors.
- **Long spans:** Parking layouts require long, column-free spans (typically 16 to 18 metres) to accommodate drive aisles and parking stalls efficiently. Post-tensioned concrete or precast double-tee beams are the standard structural systems.
- **Lateral loads:** Wind loads on open-sided structures, seismic loads, and vehicle barrier loads at the perimeter must all be resisted by the structural system. Perimeter barriers must resist a minimum horizontal force of 25 kN applied at bumper height (per NBCC).

## Drainage and Waterproofing

Water is the primary enemy of parking structures. Salt-laden water from vehicles accelerates corrosion of reinforcing steel, leading to concrete delamination and structural deterioration:

- **Floor slopes:** All floor surfaces must slope a minimum of 1.5 percent (2 percent preferred) toward floor drains or perimeter edges to ensure water drains promptly. Ponding water on parking floors accelerates deterioration.
- **Waterproof membranes:** Traffic-bearing waterproof membranes are applied to the top level (exposed to direct rain and snow) and to all supported levels to prevent chloride-laden water from penetrating the concrete and reaching the reinforcement. Membrane types include polyurethane traffic coatings, sheet membranes, and cementitious coatings.
- **Joint sealants:** All construction joints, expansion joints, and control joints must be sealed with flexible sealants rated for traffic exposure. Joint failures are the most common source of water leakage in parking structures.
- **Drain systems:** Floor drains, trench drains at ramp bases, and a piped drainage system collect and remove water. The drainage system must comply with local environmental regulations (oil-water separators are typically required before discharge to the storm sewer).

## Durability and Corrosion Protection

Parking structures in Ontario have a 50 to 75 year design life, but many older structures have required major repairs within 20 to 30 years due to inadequate corrosion protection:

- **Concrete cover:** Minimum 50 mm of clear concrete cover over reinforcing steel (CSA A23.1 exposure class C-1). Adequate cover is the primary defence against chloride ingress.
- **Concrete quality:** Low water-cement ratio (maximum 0.40), specified compressive strength of 35 MPa minimum, and proper air entrainment (5 to 8 percent) for freeze-thaw resistance.
- **Corrosion-resistant reinforcement:** Epoxy-coated reinforcing steel bars are standard for parking structures. Stainless steel reinforcement or galvanized reinforcement provides superior corrosion resistance for critical elements.
- **Cathodic protection:** Impressed current cathodic protection (ICCP) systems can be installed in new structures as an active corrosion prevention measure. While adding upfront cost, ICCP significantly extends the service life of the reinforcement.

## Lighting and Ventilation

- Lighting levels must comply with IESNA (Illuminating Engineering Society) standards: minimum 50 lux for driving areas, 100 lux for pedestrian areas and stairwells. LED fixtures with energy management controls are now standard.
- Ventilation for enclosed or partially enclosed garages must provide adequate dilution of vehicle exhaust (CO and NO2). Mechanical ventilation with CO monitoring is required for structures that do not meet "naturally ventilated" criteria (openings of at least 5 percent of each floor area on opposing walls).

## Maintenance Planning

Every parking structure should have a maintenance program including annual visual inspections, periodic condition surveys by a structural engineer, regular joint sealant maintenance, membrane repair and recoating schedules, and drain cleaning. Deferred maintenance in parking structures is extremely expensive because deterioration accelerates once protective systems fail.

At AVANORTH, we design and build parking structures with long-term performance as a primary objective. We specify durable materials, proper drainage and waterproofing systems, and cathodic protection measures when appropriate, because repair costs avoided in the future always exceed prevention costs today.
