# **Prefabricated Concrete Panels: Speed and Quality Combined**

Prefabricated concrete panels are manufactured in controlled factory environments and assembled on site. This method delivers consistent quality, faster construction, and year-round production.

## What Is Precast Concrete?

Precast concrete construction involves manufacturing concrete elements in a factory rather than pouring them on site. The concrete is cast in reusable forms (moulds), cured under controlled conditions, and transported to the construction site for installation. Common precast elements include wall panels, floor slabs (hollow core and solid), double-tee beams, columns, stair sections, and architectural cladding panels.

## Factory Advantages

Manufacturing concrete in a factory environment provides quality and efficiency benefits that are difficult to achieve with site-cast concrete:

- **Controlled curing:** Factory-cured concrete achieves more consistent and higher strength because temperature, humidity, and curing duration are controlled. Some precast plants use steam curing to accelerate strength gain, allowing forms to be stripped and reused within 12 to 16 hours.
- **Precise forms:** Steel and fibreglass forms used repeatedly produce elements with tight dimensional tolerances and smooth surface finishes. The form quality would be uneconomical for one-time site use.
- **Weather independence:** Precast production continues year-round regardless of outdoor conditions. This is a significant advantage in Canadian climate where site-cast concrete work may be restricted or more expensive during winter months.
- **Quality control:** Factory production allows consistent batching, placement, consolidation, and curing of concrete. Quality testing (slump, air content, compressive strength) is performed on every batch. Defective elements are rejected and replaced before shipment, unlike site-cast concrete where defects may not be discovered until after the concrete has hardened in place.

## Types of Precast Wall Panels

- **Solid wall panels:** Single-layer concrete panels, typically 150 to 250 mm thick. Used for load-bearing walls, parking structure walls, and foundation walls. Insulation is applied to the interior face after installation.
- **Insulated sandwich panels:** Three-layer panels with two concrete wythes (typically 75 mm each) separated by rigid insulation (50 to 100 mm of extruded polystyrene or polyisocyanurate). The layers are connected by non-metallic connectors (fibre composite ties) to minimize thermal bridging. These panels provide structure, insulation, and finished exterior surface in one element.
- **Architectural precast:** Panels manufactured with specific finishes (exposed aggregate, acid-etched, form-liner textures, natural stone veneer) that serve as the building's finished exterior cladding. These panels provide the weather barrier, insulation, and aesthetic facade in a single factory-produced element.

## Installation Process

Precast panels are typically installed with a mobile or tower crane. Field crews bolt or weld panels to the building's structural frame using embedded connection hardware (cast-in plates, anchors, and inserts). A skilled precast erection crew can install 8 to 15 wall panels per day depending on panel size, building height, and site access.

The joints between panels are sealed with backer rod and sealant (typically silicone or polyurethane) to provide weather resistance. Joint design and sealant selection are critical for long-term performance, particularly in freeze-thaw climates.

## Cost Comparison

Precast concrete typically costs more per square metre than site-cast concrete for simple elements. However, the overall project cost comparison must account for:

- Faster construction schedule (precast erection is significantly faster than forming, placing, and curing site-cast concrete)
- Reduced site labour and formwork costs
- Year-round production capability (no winter concrete premiums)
- Consistent quality (fewer repairs and deficiency corrections)
- Combined structural and architectural function (no separate cladding trade required for architectural precast)

For many commercial and mid-rise residential projects, the total project cost with precast is competitive with or lower than site-cast concrete when schedule savings are factored in.

At AVANORTH, we evaluate precast concrete for every project where it may offer schedule, quality, or cost advantages. Our relationships with regional precast manufacturers allow us to incorporate precast elements efficiently, from initial design coordination through on-site erection.
