# **Prefabricated Construction: Faster Builds, Less Waste**

Prefabrication is transforming how buildings are constructed in Canada. Factory-manufactured components mean faster timelines, better quality control, and up to 80% less construction waste.

Prefabricated construction refers to any method where building components are manufactured in a controlled factory environment and then transported to site for assembly. While prefab has existed for decades in steel structures and trusses, the scale and sophistication of modern prefabrication is changing the entire industry.

> **Industry Shift:** Canada's federal housing accelerator programs now actively encourage prefabrication as a key strategy to increase housing supply faster. Several provinces are exploring dedicated highway corridors for oversized modular transport.

---

## Types of Prefabrication

| Method | What's Built Off-Site | Time Savings | Best For |
| --- | --- | --- | --- |
| **Panelized** | Wall panels, floor cassettes, roof panels | 50-70% faster enclosure | Single-family homes, townhouses |
| **Volumetric modular** | Complete 3D rooms/units with finishes | 40-60% faster overall | Apartments, hotels, student housing |
| **Precast concrete** | Walls, columns, beams, floor slabs | 30-40% faster structure | Commercial, institutional |
| **Structural steel** | Beams, columns, connection assemblies | 20-30% faster erection | Commercial, industrial |

---

## Panelized Construction

The most common form of residential prefabrication in Canada. Factory-built panels arrive pre-framed, sheathed, and sometimes pre-insulated and pre-wired:

- A typical single-family home can be enclosed in **1 to 3 days** versus 2 to 4 weeks with conventional stick framing
- Factory conditions ensure consistent quality regardless of weather
- Design flexibility remains high since panels are flat-packed

## Volumetric Modular

Complete three-dimensional modules manufactured with interior finishes, fixtures, cabinetry, and mechanical rough-ins already installed. They arrive on flatbed trucks and are stacked or placed by crane.

> **Parallel Construction:** The most powerful advantage of modular is that factory production and site preparation (foundations, utilities, landscaping) happen simultaneously. This parallelism is what compresses schedules by 40 to 60 percent.

---

## Advantages of Prefabrication

### Speed

Factory production overlaps with site work. Components arrive ready to assemble. Total timelines shrink by 30 to 50 percent compared to conventional methods.

### Quality Control

Climate-controlled factories with fixed workstations, overhead cranes, and inspection stations produce far more consistent work than weather-exposed jobsites. Tolerances are tighter. Defects are caught before shipping.

### Waste Reduction

| Construction Method | Typical Waste Rate | Waste to Landfill |
| --- | --- | --- |
| Conventional site-built | 15-25% of materials | High |
| Panelized prefab | 5-10% of materials | Low (factory recycling) |
| Volumetric modular | 3-5% of materials | Very low |

### Safety

Factory work is performed at ground level on fixed platforms. No ladders, scaffolding, or open floors at height. Weather exposure is eliminated. Lost-time injury rates in prefab facilities are significantly lower than construction sites.

### Labour Efficiency

In Canada's ongoing construction labour shortage, prefab makes better use of available workers. Factory work is more productive per hour: no weather delays, no commuting to jobsites, no setting up temporary works daily.

---

## Challenges and Limitations

1. **Transportation constraints:** Ontario maximum module size is approximately 4.3 m wide, 4.0 m high, and 18 m long (highway limits)
2. **Design repetition:** Prefab works best with repetitive designs. Highly custom one-offs gain less benefit.
3. **Connection quality:** Joints between components are potential weak points for air and water. Must be carefully designed and executed.
4. **Crane access:** Modular construction requires crane staging space, which can be challenging on tight urban lots.
5. **Earlier decisions:** Design must be locked earlier than conventional construction. Late changes are expensive once factory production starts.

---

> **AVANORTH Perspective:** We use prefabricated components where they add real value: engineered trusses, panelized walls, precast foundations, and factory-finished architectural elements. The key is matching the method to the project and planning thoroughly so factory production and site work stay perfectly coordinated.
