## Why Reclaimed Materials?

Reclaimed building materials are products salvaged from demolished or renovated buildings and reused in new construction. The practice is growing in Canada for three reasons: environmental responsibility (keeping materials out of landfills and reducing demand for new extraction), unique aesthetics (aged wood, weathered brick, and industrial steel have visual qualities that new materials cannot replicate), and often superior material quality (old-growth timber and heritage brick were manufactured to standards that are not always matched by modern equivalents).

## Common Reclaimed Materials

- **Reclaimed wood:** Barn boards, flooring, structural beams, panelling, and trim salvaged from old agricultural buildings, factories, and warehouses. Old-growth timber (Douglas fir, white oak, longleaf pine, chestnut) is particularly valued because the tight grain produced by slow growth makes it denser, harder, and more dimensionally stable than modern plantation-grown lumber.
- **Reclaimed brick:** Brick salvaged from demolished buildings, cleaned of old mortar, and reused. Heritage brick often has colour variations, texture, and patina that modern manufactured brick cannot match. The reclaimed brick market in Ontario is well-established, with several specialized suppliers.
- **Reclaimed metals:** Steel beams, iron railings, copper roofing, and industrial hardware salvaged from industrial demolitions. These materials can be incorporated as structural or decorative elements in new construction.
- **Reclaimed stone:** Limestone, granite, and sandstone salvaged from building facades, foundations, and landscape features. Reclaimed stone retains its structural integrity and gains character from its previous use.
- **Architectural salvage:** Doors, windows, hardware, light fixtures, mantels, and decorative elements salvaged from significant buildings. These items add character that cannot be manufactured new.

## Sourcing Reclaimed Materials

Finding quality reclaimed materials requires knowledge of the salvage market:

- **Architectural salvage dealers:** Specialized businesses that acquire, clean, inventory, and sell reclaimed building materials. Southern Ontario has several established dealers.
- **Demolition contractors:** Some demolition companies salvage materials during deconstruction and sell them directly.
- **Online marketplaces:** Platforms like Kijiji, Facebook Marketplace, and specialized salvage websites connect buyers with sellers.
- **Heritage organizations:** Groups like the Architectural Conservancy of Ontario sometimes connect salvaged materials from heritage properties with builders who will reuse them.

## Evaluating Reclaimed Materials

Not all reclaimed materials are suitable for reuse. Key evaluation criteria:

- **Structural integrity:** Reclaimed structural timber must be inspected for rot, insect damage, splitting, and checked ends. A qualified timber framer or structural engineer should assess any reclaimed timber intended for structural use.
- **Contamination:** Old materials may contain lead paint, asbestos, or chemical treatments. Reclaimed wood barn boards may have been treated with creosote or other preservatives. Testing before use is essential.
- **Code compliance:** Reclaimed brick used in structural applications must still meet structural requirements. Reclaimed materials used in fire-rated assemblies must not compromise the assembly's fire rating.
- **Dimensional consistency:** Reclaimed materials often have non-standard dimensions. Old-growth lumber may be true-dimension (a 2x4 is actually 2 inches by 4 inches) rather than the nominal dimensions of modern lumber. Plan for this in design and detailing.

## Using Reclaimed Materials Effectively

Successful use of reclaimed materials requires thoughtful design integration:

- Use reclaimed wood as an accent material (feature wall, ceiling treatment, open shelving, countertop, island face) rather than trying to match it across an entire space
- Combine reclaimed brick or stone with modern materials for contrast and visual interest
- Specify clear finishes (oil, wax, or matte polyurethane) that showcase the material's natural character rather than heavy stains that obscure it
- Design connections and details that accommodate the irregular dimensions and variable condition of reclaimed materials

At AVANORTH, we incorporate reclaimed materials into projects where they add genuine value, character, and sustainability. We source from established suppliers, evaluate every piece for safety and suitability, and design the integration so the reclaimed elements enhance rather than compromise the building.
