# **Roof Replacement Guide for Ontario Homeowners**

A roof replacement is one of the largest home maintenance investments. Understanding roofing materials, signs of failure, the replacement process, and contractor selection helps homeowners make informed decisions.

The roof is the most critical weather barrier of any home. Ontario's climate subjects roofs to extreme conditions: summer heat reaching 40+ degrees on the shingle surface, winter ice and snow loads, freeze-thaw cycling, wind, and driving rain. A typical asphalt shingle roof in Ontario lasts 15-25 years, depending on the shingle quality, installation, ventilation, and exposure. When it is time for replacement, the choices and costs can be overwhelming. This guide helps Ontario homeowners navigate the process.

## Signs Your Roof Needs Replacement

| Sign | What It Means | Urgency |
| --- | --- | --- |
| Shingles curling or cupping | Shingles have lost flexibility from age and heat cycling | Replace within 1-2 years |
| Missing shingles or tabs | Wind damage or adhesive failure from age | Repair immediately, plan replacement |
| Granule loss (bare spots, granules in gutters) | Shingle surface is degrading, reduced UV and weather protection | Replace within 1-3 years |
| Moss or algae growth | Moisture retention on the shingle surface | Can be cleaned, but indicates aging |
| Sagging or uneven roof plane | Structural issue: damaged sheathing or rafters | Immediate investigation required |
| Daylight through the roof boards (in attic) | Holes or gaps in the sheathing | Immediate repair |
| Interior water stains or active leaks | Roof has failed at some point | Immediate action |
| Age (20+ years for standard shingles) | Approaching or exceeding expected lifespan | Plan replacement proactively |

## Roofing Material Options

| Material | Lifespan | Cost per sq ft (installed, CAD) | Weight |
| --- | --- | --- | --- |
| 3-tab asphalt shingle | 15-20 years | $3.50-5.00 | Light (about 100 kg/square) |
| Architectural (laminate) shingle | 25-30 years | $4.50-7.00 | Medium (about 130 kg/square) |
| Premium designer shingle | 30-50 years | $7.00-12.00 | Heavy (about 180 kg/square) |
| Metal standing seam | 40-60 years | $12.00-20.00 | Light (about 50 kg/square) |
| Metal shingle / panel | 40-50 years | $8.00-15.00 | Light |
| Cedar shake | 20-30 years | $10.00-16.00 | Medium |
| Synthetic slate / shake | 40-50 years | $10.00-18.00 | Light-Medium |
| Natural slate | 75-100+ years | $20.00-40.00 | Very heavy (structural verification required) |

> **Best Value for Ontario:** Architectural (laminate) asphalt shingles are the most popular choice for Ontario homes, offering excellent durability-to-cost ratio. Premium brands with 50-year warranties (e.g., CertainTeed Landmark Pro, GAF Timberline HDZ, IKO Dynasty) offer enhanced wind resistance and algae resistance. Metal roofing is growing in popularity for its longevity and energy efficiency.

## The Replacement Process

1. **Inspection and quote:** The roofer inspects the existing roof, checks the attic for ventilation and sheathing condition, and provides a detailed written quote.
2. **Tear-off:** The old shingles and underlayment are removed down to the sheathing. This reveals any rotten or damaged sheathing that must be replaced. (Note: Ontario building code allows a maximum of two layers of shingles. If your roof already has two layers, tear-off is mandatory.)
3. **Sheathing repair:** Any damaged plywood or OSB sheathing is replaced. This is the time to add sheathing if the original is board lumber with gaps.
4. **Ice and water shield:** Self-adhering membrane installed along eaves (minimum 900 mm or 36 inches from the wall line), in valleys, around penetrations, and at any area prone to ice damming. This is a critical protection layer for Ontario's climate.
5. **Underlayment:** Synthetic underlayment over the remaining roof area (replaces traditional tar paper). Provides a secondary weather barrier.
6. **Drip edge:** Metal drip edge along eaves and rakes. Directs water away from the fascia and into the gutter.
7. **Shingle installation:** Starting from the eave, shingles are nailed per manufacturer specifications (typically 4-6 nails per shingle, in the designated nail zone).
8. **Flash and finish:** Step flashing at walls, counter flashing at chimneys, pipe boots at plumbing vents, ridge vent at the peak.
9. **Cleanup:** Magnetic sweep for nails, debris removal, gutter cleaning.

---

## Ventilation

Proper attic ventilation is essential for roof longevity in Ontario:

- **Intake:** Soffit vents along the eaves provide fresh air intake
- **Exhaust:** Ridge vent (preferred), box vents, or turbine vents at or near the peak allow hot, moist air to exit
- **Balance:** The net free area of intake should equal or exceed the exhaust area. Inadequate ventilation causes ice dams in winter and premature shingle aging in summer.
- **Never mix exhaust types:** Do not combine ridge vent with powered vents or high gable vents. This short-circuits airflow and creates dead zones.

> **AVANORTH Roofing:** We perform complete tear-offs on every replacement (no overlays). We install ice and water shield along all eaves, valleys, and penetrations. We use architectural shingles as our standard and ensure proper balanced ventilation. Our quotes include all sheathing repair, flashing, and cleanup. We carry WSIB coverage and provide a written workmanship warranty in addition to the manufacturer's material warranty.
