# **Smart Home Technology in New Residential Construction**

Smart home technology is becoming standard in new Canadian homes. From automated lighting and climate control to security systems, integrating these systems during construction saves money and avoids retrofitting headaches.

Smart home technology has moved beyond novelty into necessity. New homebuyers in Canada increasingly expect automated lighting, climate control, security systems, and energy management as standard features. The key advantage of integrating these systems during new construction is that wiring, conduit, and infrastructure can be installed during the rough-in stage at a fraction of the cost of retrofitting later.

---

## Essential Smart Home Systems

| System | What It Does | Rough-in Requirement | Retrofit Difficulty |
| --- | --- | --- | --- |
| Structured wiring | Central wiring hub for data, video, audio | Cat6A to every room, central panel | Very difficult |
| Smart lighting | Automated scenes, dimming, scheduling | Neutral wire at every switch box | Moderate |
| Climate control | Zone heating/cooling, learning schedules | Thermostat wiring, zone valves/dampers | Moderate to difficult |
| Security system | Cameras, door/window sensors, locks | Low-voltage wiring, camera conduit | Moderate |
| Audio/video | Whole-home distributed audio, TV | Speaker wire, HDMI conduit | Very difficult |
| Motorized shades | Automated window coverings | Power at window headers | Difficult |
| EV charging | Level 2 electric vehicle charging | 240V 50A circuit to garage | Moderate |

---

## Wiring Infrastructure

### The Structured Wiring Panel

The heart of a smart home is the structured wiring panel (typically installed in a utility room or mechanical closet). Every room in the house has home runs of data, coax, and sometimes fibre back to this central point.

> **Future-Proofing Rule:** Always run more cable than you think you need. Adding cable during construction costs dollars per run. Adding it after drywall costs hundreds per run. Wire for the home you will want in 10 years, not just the one you need today.
### Recommended Wiring Per Room

- **Every room:** Minimum 2 Cat6A data drops, 1 coax drop
- **Living/family room:** 4 Cat6A, 2 coax, HDMI conduit to TV location, speaker wire for surround sound
- **Home office:** 4 Cat6A, dedicated circuit for equipment
- **Bedrooms:** 2 Cat6A, neutral wire at switch box for smart switches
- **Exterior:** Cat6A and power to camera mounting locations (minimum 4 corners)
- **Garage:** Cat6A, 240V EV charging circuit, camera wiring

## Smart Lighting

Modern smart lighting goes beyond simply turning lights on and off remotely. It enables automated scenes, circadian lighting (colour temperature changes throughout the day), occupancy-based control, and integration with other home systems.

### Smart Switch vs Smart Bulb

| Approach | Pros | Cons |
| --- | --- | --- |
| **Smart switches** | Works with any bulb, always powered, reliable | Requires neutral wire, per-switch cost |
| **Smart bulbs** | Colour changing, easy retrofit | Useless if switch is off, expensive per bulb |

> **New Construction Advantage:** In new construction, smart switches are always the better choice. Ensure every switch box has a neutral wire (code now requires this in many jurisdictions). This gives the homeowner maximum flexibility to choose any smart switch platform.

---

## Climate Control

Smart thermostats (Ecobee, Nest, etc.) are just the beginning. In new construction, you can design a true zone control system:

- **Zone control:** Multiple thermostats controlling dampers in the ductwork, allowing different temperatures in different areas
- **In-floor heating zones:** Each room or area with its own thermostat and zone valve
- **Heat recovery ventilation (HRV):** Smart-controlled fresh air exchange, adjusting based on occupancy and indoor air quality sensors
- **Ceiling fans:** Smart-controlled and integrated with the climate system for improved air circulation

## Security and Monitoring

1. **Video doorbell:** Pre-wire with Cat6A and power to the door location
2. **IP cameras:** Cat6A (for PoE) and conduit to each exterior camera location (minimum 4 corners, plus garage, driveway)
3. **Door and window sensors:** Wireless sensors have improved significantly; wired options are more reliable for new construction
4. **Smart locks:** Pre-wire for power at main entry doors
5. **NVR location:** Space and network connection for a network video recorder near the structured wiring panel

---

## Integration Protocols

| Protocol | Type | Range | Best For |
| --- | --- | --- | --- |
| Wi-Fi | IP-based | Whole home (with mesh) | Cameras, streaming, general devices |
| Zigbee | Mesh network | 10-20m per hop | Sensors, switches, low-power devices |
| Z-Wave | Mesh network | 30m per hop | Switches, thermostats, locks |
| Thread/Matter | IP mesh | Varies | New standard, cross-platform |
| Hardwired | Cat6A/low-voltage | Unlimited | Cameras, backbone, critical systems |

> **AVANORTH Recommendation:** We pre-wire every new home for smart technology regardless of whether the homeowner plans to use it immediately. The cost of running cable during rough-in is minimal compared to the value it adds. Smart home infrastructure is now as fundamental as plumbing and electrical.
