# **Soil Testing Before Construction: What You Need to Know**

A geotechnical investigation is one of the first and most important steps in any construction project. Soil type, bearing capacity, water table, and contamination all affect foundation design and construction methods.

Every building sits on soil. The properties of that soil determine what type of foundation is required, how deep it must go, whether dewatering is needed, and whether special construction methods are required. A geotechnical investigation (soil testing) is the engineering study that answers these questions. Skipping it is one of the most expensive mistakes a project owner can make.

## Why Soil Testing Matters

| Soil Property | What It Affects | Consequence of Ignoring |
| --- | --- | --- |
| Bearing capacity | Foundation size and type | Settlement, structural failure |
| Soil classification | Excavation method, shoring | Trench collapse, cost overruns |
| Water table depth | Dewatering, waterproofing | Flooding, construction delays |
| Frost depth | Foundation depth | Frost heave, cracking |
| Organic content | Foundation design | Excessive settlement over time |
| Contamination | Soil disposal, remediation | Environmental liability, fines |
| Expansive clay | Foundation type, drainage | Shrink/swell damage |

---

## The Geotechnical Investigation Process

### Phase 1: Desktop Study

Before any drilling, the geotechnical engineer reviews available information: geological maps, previous investigations in the area, aerial photographs, historical land use records, and environmental databases. This provides a preliminary understanding of the site conditions.

### Phase 2: Field Investigation

Boreholes drilled at strategic locations across the site using a truck-mounted drill rig. The number and depth of boreholes depend on the project size and anticipated conditions:

- **Residential house:** 2-4 boreholes, 5-10 m deep
- **Commercial building:** 4-8 boreholes, 10-20 m deep
- **High-rise towers:** 6-12 boreholes, 20-40 m or to bedrock
- **Infrastructure projects:** Variable, often continuous along the alignment

> **Standard Penetration Test (SPT):** The most common in-situ test. A split-spoon sampler is driven into the borehole by dropping a 63.5 kg hammer 760 mm. The number of blows required to advance the sampler 300 mm is the SPT N-value. Higher N-values indicate denser, stronger soil.
### Phase 3: Laboratory Testing

| Test | What It Measures | Used For |
| --- | --- | --- |
| Grain size analysis | Particle size distribution | Soil classification |
| Atterberg limits | Plastic and liquid limits | Clay behaviour |
| Moisture content | Natural water content | Compaction, settlement |
| Unconfined compression | Compressive strength | Bearing capacity (cohesive soils) |
| Consolidation test | Settlement rate and magnitude | Foundation design on clay |
| Proctor compaction | Maximum density and optimum moisture | Backfill specifications |
| Chemical analysis | Sulphate, pH, organics | Concrete and steel protection |

---

## Common Foundation Types Based on Soil Conditions

1. **Strip footings:** Good bearing soil near surface (sand, gravel, stiff clay with N > 15)
2. **Spread footings:** Moderate bearing capacity, low-rise buildings
3. **Raft (mat) foundation:** Variable or lower-capacity soils, wide load distribution
4. **Driven piles:** Soft or compressible surface soils, bearing on deeper dense layer
5. **Drilled shafts:** Deep bearing on bedrock, heavy column loads
6. **Helical piles:** Lightweight structures, limited access, no vibration

---

## Environmental Considerations

In Ontario, the Environmental Protection Act requires assessment of soil contamination for properties with certain historical uses (gas stations, dry cleaners, industrial operations). A Phase I Environmental Site Assessment (ESA) reviews the history; if contamination is suspected, a Phase II ESA includes soil and groundwater sampling.

> **Critical:** Contaminated soil cannot be freely disposed of. Disposal costs for contaminated soil are 5-20 times higher than clean fill disposal. Identifying contamination early avoids budget-destroying surprises during excavation.
## Timing and Cost

- **When:** Before architectural design is finalized, ideally before purchasing the property
- **Duration:** 2-4 weeks for field work and laboratory testing; 4-6 weeks for the final report
- **Cost:** $5,000-$15,000 for a typical residential lot; $15,000-$50,000+ for commercial projects

> **AVANORTH Practice:** We never start foundation design without a completed geotechnical report. The cost of soil testing is trivial compared to the cost of foundation problems discovered after construction begins. Proper site investigation is the foundation of the foundation.
