# **Summer Home Maintenance Tips: Protecting Your Investment**

Summer is the ideal time for home maintenance. Warm weather allows exterior work, and catching problems early prevents expensive repairs. A systematic summer checklist protects your home and its value.

Your home is likely your largest financial investment. Like any investment, it requires regular maintenance to protect its value. Summer in Ontario provides the best conditions for exterior home maintenance: warm temperatures for painting and sealing, dry weather for roofing and siding work, and long days for thorough inspections. Neglecting maintenance does not just lead to larger repair bills; it can also reduce your home's resale value by 10-15% and void certain warranty coverages.

## Summer Maintenance Checklist

### Roof and Gutters

| Task | What to Look For | DIY or Pro? |
| --- | --- | --- |
| Visual roof inspection (from ground with binoculars) | Missing, curled, or cracked shingles; damaged flashing around chimney, vents, skylights; sagging areas | DIY inspection; Pro for repairs |
| Clean gutters and downspouts | Debris accumulation, proper flow, downspouts directing water away from foundation (min 1.8 m/6 ft) | DIY (ladder safety!) |
| Check attic ventilation | Blocked soffit vents, proper ridge vent airflow, signs of condensation or mould | DIY check; Pro if issues found |

### Exterior Walls and Cladding

- **Paint/stain condition:** Look for peeling, cracking, bubbling, or fading. Repaint/restain before the underlying wood is exposed to moisture.
- **Caulking:** Check all caulk joints around windows, doors, vents, and any wall penetrations. Replace cracked, shrunk, or missing caulking.
- **Brick and masonry:** Look for cracked mortar joints, spalling bricks, efflorescence (white salt deposits). Repoint deteriorated mortar joints.
- **Siding:** Check for warped, loose, or damaged boards/panels. Inspect behind any gaps for moisture damage.

### Foundation

1. Walk the perimeter and look for new cracks (hairline cracks are common and usually cosmetic; cracks wider than 3 mm or with horizontal displacement need a professional assessment)
2. Check grading: soil should slope away from the foundation for at least 1.8 m (6 ft). Add soil if grading has settled.
3. Inspect window wells: clear of debris, cover intact, no standing water
4. Check for signs of water intrusion in the basement after rain events

## Mechanical Systems

| System | Summer Task | Frequency |
| --- | --- | --- |
| Air conditioning | Clean or replace filter; clean outdoor condenser coils (garden hose); clear vegetation 0.6 m around unit | Filter: monthly; coils: annually |
| Heat pump | Same as AC, plus check refrigerant lines for insulation damage | Monthly filter; annual service |
| Water heater | Drain 3-5 litres to flush sediment; check anode rod if tank is older than 3 years | Annually |
| Sump pump | Pour water into sump pit to test operation; check battery backup | Quarterly |
| Smoke/CO detectors | Test all units; replace batteries; replace any detector older than 10 years | Semi-annually |

---

## Outdoor Maintenance

### Deck and Patio

- **Wood deck:** Power wash (max 1500 PSI to avoid wood damage), apply stain/sealer every 2-3 years, check for soft or rotted boards (probe with screwdriver), inspect structural posts and ledger board connection to house
- **Composite deck:** Clean with manufacturer-recommended cleaner, check fastener connections
- **Concrete patio:** Fill cracks with concrete caulk, apply sealer if surface is porous or scaling

### Driveway and Walkways

- **Asphalt:** Fill cracks wider than 6 mm with asphalt crack filler. Apply sealcoat every 2-3 years.
- **Concrete:** Fill cracks with polyurethane caulk. Clean oil stains with degreaser.
- **Interlocking pavers:** Top up polymeric sand between joints, re-level any sunken pavers, pull weeds

## Seasonal Cost of Neglect

> **The Math:** A typical Ontario home requires approximately $2,000-4,000 per year in maintenance. Deferring maintenance for 5 years does not save $10,000-20,000. Instead, it creates $30,000-60,000+ in repair costs because small problems become big ones: a $50 caulking job becomes a $5,000 window replacement with water damage; a $200 chimney repointing becomes a $15,000 chimney rebuild; a $500 roof shingle repair becomes a $12,000 full roof replacement.
