# **What Makes a Foundation Strong: Soil Testing Explained**

Before any foundation is poured, the soil beneath it must be tested. Understanding soil conditions is the first step to building a structure that lasts.

## Why Soil Testing Is Non-Negotiable

A building is only as strong as what it sits on. Even the best-designed foundation will fail if the soil beneath it cannot support the loads being placed on it. Soil testing, also called geotechnical investigation, is the process of analyzing subsurface conditions to determine how the ground will behave under the weight of a building.

In Ontario, soil conditions vary dramatically from one property to the next. Sandy soils in the Ottawa Valley behave differently from clay-heavy soils in the Greater Toronto Area. A geotechnical report is required for most building permit applications involving new construction.

## What a Geotechnical Investigation Involves

A typical geotechnical investigation for a residential or small commercial project includes:

- **Borehole drilling:** One or more holes are drilled into the ground to extract soil samples at various depths. For a typical house, two to four boreholes are common, reaching 5 to 10 metres deep.
- **Sample analysis:** Soil samples are classified by type (sand, silt, clay, gravel, or rock) and tested for moisture content, grain size distribution, and plasticity.
- **Standard penetration testing (SPT):** During drilling, a split-spoon sampler is driven into the ground with controlled hammer blows. The number of blows required indicates soil density and strength.
- **Groundwater measurement:** Water levels in the boreholes are recorded to determine the seasonal water table depth, which affects foundation design and waterproofing.

## Key Soil Properties That Affect Foundations

Several soil properties directly influence how a foundation should be designed:

- **Bearing capacity:** The maximum pressure the soil can support without excessive settlement. Measured in kilopascals (kPa). Typical values range from 50 kPa for soft clays to over 600 kPa for dense gravel or rock.
- **Settlement characteristics:** Some soils compress more than others under load. Clay soils, particularly in the Toronto area, are known for consolidation settlement that can occur over years.
- **Frost susceptibility:** Silty soils are particularly prone to frost heaving, where water in the soil freezes and expands, pushing foundations upward.
- **Shrink-swell potential:** Clay soils expand when wet and shrink when dry. This cyclical movement can crack foundations if not accounted for in design.
- **Organic content:** Soil with high organic content (peat, topsoil) is unsuitable for building and must be removed and replaced.

## Ontario-Specific Soil Conditions

Ontario's geological history has created distinct soil regions:

- **Leda clay (Champlain Sea clay):** Found in the Ottawa region and parts of eastern Ontario. This marine clay is sensitive and can lose strength when disturbed. Requires special foundation design approaches.
- **Glacial till:** Dense, mixed soils deposited by glaciers. Common throughout southern Ontario. Generally good for foundations when properly compacted.
- **Sand and gravel deposits:** Found along ancient lake beds and river valleys. Good bearing capacity but may have groundwater challenges.
- **Bedrock:** Parts of northern Ontario and the Canadian Shield have shallow bedrock. While excellent for bearing, rock excavation is expensive.

## What Happens Without Proper Testing

Skipping or shortcutting geotechnical investigation leads to costly problems:

- Foundation settlement and cracking
- Water infiltration through walls and floors
- Structural distress requiring expensive repairs
- In extreme cases, building condemnation

A geotechnical investigation for a typical residential project costs between 3,000 and 8,000 dollars in Ontario. Compared to the cost of foundation repairs, which can exceed 100,000 dollars, it is one of the best investments in any construction project.

## Working with Your Geotechnical Engineer

The geotechnical engineer provides recommendations that your structural engineer uses to design the foundation. These recommendations include: allowable bearing pressure, foundation type (spread footings, caissons, or piles), minimum footing depth below grade, drainage and waterproofing requirements, and backfill specifications.

At AVANORTH, we work with licensed geotechnical firms on every project. We believe that understanding what lies beneath your building site is the first and most important step in construction. A strong foundation starts with strong information about the ground it rests on.
