# **Window Installation Best Practices for New Construction**

Proper window installation is critical for building performance. Incorrect installation causes air leaks, water infiltration, condensation, and premature failure regardless of the window quality.

Windows are one of the most vulnerable points in a building envelope. They are holes in the wall. Getting them right requires precision installation that integrates the window with the water-resistive barrier (WRB), air barrier, and insulation system. The best window in the world will fail if it is installed incorrectly. Conversely, a good quality window, properly installed, will perform reliably for 25-30 years. Installation quality is at least as important as product quality.

## Window Types for New Construction

| Installation Type | Description | Typical Use |
| --- | --- | --- |
| Nail-fin (flanged) | Integral nailing flange fastens to the exterior face of the wall sheathing. Most common in residential wood-frame construction. | Houses, townhouses, low-rise wood frame |
| Block frame (no fin) | Window sits within the rough opening. Fastened through the frame. Common in masonry and commercial construction. | Masonry, concrete, curtain wall, commercial |
| European tilt-and-turn | Inward-opening sash that tilts for ventilation or swings fully for cleaning. Frame installation varies. | High-performance residential, Passive House |

## Installation Steps (Nail-Fin Window in Wood Frame)

1. **Rough opening preparation:** The rough opening should be 12 mm (1/2") larger than the window on each side (total 25 mm / 1" wider and taller). Check for plumb, level, and square. Shim as needed.
2. **Sill pan flashing:** Install a sloped sill pan at the bottom of the rough opening. This is the most critical flashing detail because water that gets past the window will collect here. The sill pan must slope to the exterior and have end dams to prevent water from running off the sides into the wall cavity. Use peel-and-stick membrane or formed metal.
3. **Jamb flashing:** Apply peel-and-stick membrane up each side of the rough opening, overlapping the sill pan flashing by at least 50 mm (2").
4. **Set the window:** Apply a continuous bead of sealant to the back of the nail fin or to the exterior face of the sheathing (do not caulk the sill; leave it open for drainage). Set the window into the opening, check for plumb and level, and fasten the nail fin with corrosion-resistant screws or nails at maximum 200 mm (8") on centre.
5. **Head flashing:** Apply peel-and-stick membrane across the top of the window, overlapping the jamb flashing. The head flashing goes over (on top of) the nail fin, and the WRB goes over the head flashing.
6. **Air seal (interior):** From the interior, apply low-expansion spray foam between the window frame and the rough opening framing. This seals the air gap. Do not use high-expansion foam, as it can bow the frame and prevent proper operation.
7. **Integration with WRB:** The building's water-resistive barrier (housewrap or self-adhered membrane) laps over the head flashing in a shingle fashion: water that runs down the WRB flows over the head flashing and away from the window.

## Common Installation Errors

| Error | Consequence | Prevention |
| --- | --- | --- |
| No sill pan flashing | Water that gets past the window has no drainage path and enters the wall cavity | Always install a sill pan with end dams and outward slope |
| Reverse lapping (wrong shingle order) | Water flows behind the flashing instead of over it | Always lap higher layers over lower layers: sill first, then jambs, then head, then WRB over head |
| Caulking the sill | Traps water behind the window. Any water that enters has no way to drain out. | Leave the sill open (no caulk on the bottom) to allow drainage |
| High-expansion foam | Bows the window frame; window will not open/close properly; may void warranty | Use only low-expansion window-and-door foam |
| Missing air seal | Air leakage around the window causes drafts, condensation, and energy loss | Spray foam or backer rod + sealant on the interior side |
| Poor shimming | Window racks out of square over time; sashes stick or won't close | Shim at all fastening points and check operation before final fastening |

## Energy-Efficient Window Selection

### Key Metrics

| Metric | What It Measures | Target (Ontario Climate Zone 6) |
| --- | --- | --- |
| U-factor | Heat loss through the window (lower = better insulation) | 1.22 W/m2K or less (ENERGY STAR Zone 3) |
| Solar Heat Gain Coefficient (SHGC) | Solar energy transmitted (higher = more free heat in winter) | 0.25-0.40 depending on orientation |
| Energy Rating (ER) | Net energy performance (higher = better); accounts for heat loss, solar gain, and air leakage | ER 34 or higher (ENERGY STAR) |

> **AVANORTH Windows:** We install triple-pane, argon-filled, low-E coated windows as our standard specification. Every window is installed with a complete sill pan, proper flashing integration, and air-sealed from the interior. We perform blower door tests on our homes to verify that the window installations (and the entire building envelope) meet our air tightness targets. Correct window installation is one of the details that separates a good house from a great one.
